New MA Law about Home Inspections

As of October 15, 2025, a new Massachusetts state law changes how home inspections are handled in real estate transactions.
 
All home buyers now have a right to a home inspection — and neither buyers nor their agents can waive or even indicate that they’ll waive that right before an offer is accepted.


Offer forms have changed and there’s a new disclosure form and many important implications for both buyers and sellers.
